Crab Hill

A masterplan for cohesive, contextual living.

As part of a wider 7 phase development with Kingsgrove development, the architectural department have supported with the technical design and delivery of phase 6. Wider phase is part of a 1500-unit development in wantage, Oxfordshire.

Crab Hill is a comprehensive new community in Wantage, Oxfordshire, with walkable neighbourhoods and a strong street presence, the scheme takes cues from traditional town structures to deliver a connected, sustainable, and visually coherent residential environment.

Urban Structure

The development defines the edges of the street and encloses private and shared internal spaces. This reinforces the public realm, ensuring clear boundaries between public and private spaces to a sense of safety and place. The site offers parking courtyards, mews routes and enclosed private gardens.

A continuous frontage of buildings ensures strong street definition and contributes to a cohesive urban character with a mixture of terraced housing, townhouses, garages and garden walls. This creates a seamless and engaging street scene which balances aesthetic quality with functional layout.

Setbacks and defensible spaces are used throughout the site to manage the relationship between dwellings and public realm. Busier routes and front gardens create a buffer to traffic and maximise solar access and usability. More urban conditions around civic spaces use building frontages to define edges to support ground-floor activity and visual interest.

Within smaller shared spaces, tighter geometries and varied setbacks promote organic layouts and calm vehicle movement, enhancing the pedestrian experience and sense of community.

Engagement with Open Space

House types maintain both privacy and outdoor amenity whilst providing strong architectural articulation at junctions. Crab Hill is designed to positively address public open space, ensuring clear enclosure and natural surveillance. Housing frontages overlook and access green areas directly, creating animated edges that feel safe, social, and well-integrated into the wider neighbourhood.
