Banners Gate architectural, structural and civil engineer departments have supported Mega Construction with the technical design and are appointed to support with the delivery of the 14 unit site.

The layout of the development is organised around a new shared surface access road, providing a coherent and legible streetscape. Eight of the new homes are aligned with the Rookery Road frontage, maintaining continuity with the existing street scene. An additional three dwellings are set around the internal access, designed to foster a sense of community and shared space. Two dual-aspect houses engage with Birmingham Road, reinforcing connections with the surrounding urban fabric.

Each home is afforded its own rear garden, providing private amenity space, while frontages are defined with soft landscaping to enhance the street presence and visual appeal. The site layout ensures adequate on-site parking and turning areas in line with local highway standards, with new vehicular and pedestrian access designed for safety and visibility.

The homes are proposed at two and two-and-a-half storeys in height, delivering a balanced and human-scale environment that reflects the surrounding residential context. Attention to topography has been key to the design approach, with the civil and structural departments engineering the level changes across the site to ensure a consistent streetscape and accessible public realm.

Architecture

Architecturally, the development takes a contemporary approach while drawing on familiar residential forms. A varied roofscape incorporating both hipped and gable elements lends visual interest, complemented by details such as bay windows, dormers, and brick porches.

Hard and soft landscaping strategies have been incorporated throughout, including front garden treatments and shared green spaces. Trees adjacent to the eastern boundary along Birmingham Road have been carefully considered in the site design to ensure minimal disruption and visual integration.
